







An acquaintance told me about a site today that is very appropriate for this Memorial Day weekend. It is http://www.ancestry.com. Now thru D-Day (June 6th), you can search free of charge for family members who served in wars back to the Revolutionary War. When you get to the home page you will need to click on War Conflicts Personal Stories. I found this very interesting although I am not a history or genealogy buff. I located some of my relatives who served in the Civil War and was able to pull service records of some—draft notice, discharge, etc. There is a lot of information available and you can start your family tree. I must admit after perusing this information, I have more of an interest in my family’s genealogy but don’t think I have the time to pursue that at the present, think I’ll just file that in my “To Do File” if anything else will fit in there!

How do you feel about representing family members in real estate transactions?

I have talked with agents who say it’s no problem and they have done it many times. On the other hand, others say they have done it and it was a disaster and caused big problems in the family.
Why?
I believe that you can and should work with family members in their real estate transactions. Who better to assist them than someone who cares about them and will do all in their power to protect them and their best interests?
Of course this is what we should do for all our clients but with family members there is a personal connection. I believe it is always imperative that everything is put on the table and explained in clear language. Clients, be it family members or not, should always be fully informed and aware of your marketing strategies and intentions.
I believe in explaining and questioning my Buyers’ and Sellers’ understanding of all I cover with them more than once. I have found people will nod and pretend to understand things they really have no clue about because they do not want to appear to be uneducated or ignorant about real estate.
I always tell my clients that I know some aspects of real estate transactions are confusing and difficult to understand for people who do not deal with them every day and that I want to be absolutely sure they understand every piece of paper they sign fully and if they do not, I do not want them to sign it. This usually puts them at ease and they begin to ask questions.
Having said all this, I think representing a family member can be done if done on a professional, ethical level. Again, I come back to my motto that works in all situations that I encounter “Do Unto Others As You Would Have Them Do Unto You”.

I really enjoy Dancing with The Stars, maybe because I have a dance background having started at age 3 and dancing through college. But there is more to it----the intensity, the dedication, the hard work, the cooperation, the partnerships, the timing, the long hours, the judging. Are you seeing the correlation here with selling real estate? We, as Agents, definitely must be dedicate, cooperate, work hard, partner with others, our timing must be right, put in long hours (duh??), and are we ever judged! So, what can we learn from Dancing With the Stars? To persist, put on a happy face, kick up our heels and have fun! After all, it is the best job out there. Agree?

While surfing the internet I came across a site that provides some excellent links, some free--some not.
Perhaps most of you already know about these but some were new to me. I am always searching for more exposure on the internet and here is a place you can find places to do that.

This is the title of a new book by Mary Kurek, a local networking coach, due out June 26.
I have been online and ordered mine (she's preselling some prior to release date). Ms. Kurek is knowledgeable and successful and really knows the art of networking. From what I have read and heard this book is different from other networking books in that it enable one to start implementing the methods immediately and provides benefits to the best networking organization in any location.
I do not know Ms. Kurek personally but I have talked with many who call her a networking wizard. I can't wait to receive my copy and start learning how to network more successfully, that afterall, is what sets one real estate agent apart from most others.
The book is written primarily for women but I cannot imagine that is will not be equally helpful to men.

We have seen traffic pick up in the last two weeks. This makes me very optimistic about the Spring and Summer.
Our market has been pretty slow like much of the country for the past few months and from what we have been hearing from the news media, it was not likely to get any better any time soon.
I beg to differ. It seems to me that the media enjoys reporting bad economic news, especially the housing market. It is frightening how much the media influences the public, the market, our business and our bank accounts!
Is there anything we the Active Rain community can do to encourage the media to report the good news, the ups, the positive?

I was in a situation yesterday that made me very uncomfortable, perhaps some of you can give me some pointers of a better way to handle situations like this.
Maybe I should give you a little background about me and my business so you will understand where I come from. I work very closely with a builder in his subdivision listing and selling his new homes. I also receive most of the resale listings in this subdivision. This has been my situation since I started in this business. This builder is very quality conscience so I am accustomed to quality construction with lots of attention to detail.
OK, back to yesterday. I am the buyer's agent for a gentleman is who purchasing a home in another subdivision by a another builder and the quality is what I would say is average. My buyer was in town and of course, we checked on the progress of the home under construction. My buyer was not pleased with quality (or lack) of the house and thought I should speak to the builder about it. Everything appeared to be "code" and of course has passed all inspections. I did ask the listing agent to speak to the builder about the concerns and see what the builder was willing to do. Should I have been more aggresive? This is a new and awkward situation for me and if I should do more for my buyer, I definitely want to.

Over the past few years I have gained much respect for our Military. Prior to working in real estate, I had never had much contact with people in the Military service. I regret to say my conception of Marines, etc. was young, wild and driving a car with a loud amp system. Boy, was I off base! I am fortunate enough to live and work near Camp LeJeune Marine Base, N C. Thus, many of my clients are Marine and Navy and I have learned that they are some of the most dedicated, loyal, hardworking and moral people I have ever known. I see them separated from their families, moved from base to base and in the worst case lose a family member. These people handle their destination with dignity and quiet acceptance. They are amazing. No matter what your views on the war or your political association, I hope you will remember that these people in the Military are putting their lives on the line for us and they volunteered to do it! When you see a person serving in our Military, thank them.

The North Carolina Aquarium is less than 1/2 mile from my parents' home. By the way, it has just undergone a major renovation ($20 million dollars, I think) and is a perfect place to spend some time when you are ready to get out of the sun or if you have a rainy day.

What is going on with the weather in eastern N.C?
The calendar says May but today has been blustery and cold in Hubert, N C. The wind is blowing out of the north at about 35 to 40 mph with guts of 50-60 mph.
This is the second day of this, not good weather for looking a homes for sale in Hubert, N C. We're all hoping the wind will die down tomorrow so that those who want to go look at real estate in Hubert, N C and Onslow County, N C will be able to get out without being blown away.
