Via Margaret Woda, Maryland Real Estate (Long and Foster, Crofton Real Estate):

Military families stationed at Fort Meade, Andrews AFB, the U.S. Naval Academy and other military installations in the Crofton area and throughout the D.C.-Baltimore region will be glad to learn they may now be eligible for relief to their housing woes, compliments of the recent stimulus package.

Army coupleIt comes in an expansion to the Homeowners Assistance Program (HAP). administered by the Army Corps of Engineers.  The program was intended initially to assist military homeowners affected by base closings under BRAC 2005.  It has since been extended to help those affected by the credit and foreclosure debacle, and now it will also help  these service members:

  • Military personnel with PCS orders who are unable to sell their homes
  • Wounded warriors required to relocate for medical reasons, and
  • Surviving spouses of fallen service members  

The Department of Defense (DOD) will reimburse these individuals up to 95 percent of the loss if their home was purchased before July 1, 2006.  According to Military.com, DOD could also elect to purchase the homes for up to 90 percent of the fair market value.  (Here's my question:  “fair market value” at the time of their move or at the time they purchased the property?  It's not clear in anything I found on this topic.)

The Homeowners Assistance Program website has been updated to reflect these new programs, but indicates that DOD is in the process of establishing policy guidance on applicant processing and benefits. Until that time, you may download, complete and mail your application to the appropriate HAP district (Savannah for personnel on the East Coast). However, no action will be taken on the applications until final details are worked out.

If you are entitled to this relief, it could help you avoid the worst from this housing crisis and buy a home at your destination assignment.  That's good for you, the housing market, and our economy.

Where can a military family turn for assistance in the event of a emergency?  The answer is the Navy-Marine  Corps Relief SocietyFamily Emergency Assistance Camp LeJeune

 

 

The mission of the Navy-Marine Corps Relief Society is to provide, in partnership with the Navy and Marine Corps, financial, educational, and other assistance to members of the Naval Services of the United States, eligible family members, and survivors when in need; and to receive and manage funds to administer these programs.

 

How is this accomplished?

  • Interest free loans and grants for emergencies                                                     
    • Funeral Expenses
    • Medical/dental expenses
    • Food, rent, utilities
    • Child care
    • Vehicle repair (essential)
    • Family emergencies
  • Needs-based scholarships and interest free loans for educational purposes

Who is Eligible for Assistance?

  • Active duty and retired Navy and Marine Corps personnel
  • Eligible family members of the personnel listed above
  • Eligible family members of Navy and Marine Corps personnel who died on active duty or in a retired status
  • Reservists on extended active duty
  • Indigent mothers (65 years or older) of deceased servicemembers who have limited resources and no family to provide for their welfare
  • Ex-spouses "20-20-20" (unremarried former spouses whose marriage to a servicemember lasted for at least 20 years while the servicemember was on active duty)
  • Uniformed members of the National Oceanic and Atmospheric Administration (NOAA)

What Is Not Eligible?

  • Non-essentials
  • Liberty and vacations expenses
  • Fines or legal expenses
  • Taxes
  • Recreational boats or vehicles

Swansboro NC - New Playground

The weather has been just beautiful here in Onslow County NC the last several days with highs in the mid to upper 70s.   The average high temperature in Swansboro NC for the month of March is 64 and the average low is 42.     We would like to think that Spring is here to stay but according to the weatherman, there is more cold weather coming this afternoon.   

With that in mind, the little one and I headed to the new playground at the Town Park in Swansboro yesterday afternoonSwansboro  NC Playground to enjoy the beautiful afternoon.  The playgound is designed for children age 5-12 and is a result of Swansboro's latest effort to upgrade the Town's parks.

My little one, along with the other children playing in the park,  put their stamp of approval on the new playground.   Residents of Swansboro and Hubert NC, do yourself and your kids a favor -- take them to the Town Park for some fun and good, healthy exercise.

Onslow County NC Home Buyers - $8,000 Tax Credit

*Update - The tax credit expires December 1, 2009 - not December 31st as I first reported.

There is much confusion, misunderstanding and misinformation floating around concerning the tax credit for  Onslow County Home Buyers $8,000 Tax Credithome-buyers that is included in the economic stimulus package. 

My job is to provide information and assistance to those who are looking to buy a home in Hubert, Swansboro, Jacksonville and other areas of Onslow County, N C. 

So let's break it down.

  •  Who qualifies?  The tax credit applies only to first-time home buyers and their principal residence. 
  • What is a first time home buyer?  Anyone who has not owned a principal residence for three years prior to buying a home. 
  •  How Much is the Tax Credit?  The tax credit is 10% of the purchase price of the home - but cannot exceed $8,000.00
  • Does It Have to Be Repaid?   The tax credit does not have to be repaid (the earlier $7,500 did have to be repaid)
  • Is There A Time Limit?  Yes, the tax credit is available only to those who purchase a home between January 1 and December 31, 2009  *December 1, 2009.
  • Are there income limits?  Yes.  Single buyers must have an adjusted gross income of $75,000 or less to qualify for full credit.  Married buyers - $150,000.  However, those whose income exceed the limits may qualify for reduced credits.
  • Are There Other Conditions?  Yes.  Buyers must own their home for a minimum of three years to retain the credit--if buyers sell the home in less than three years, the government will demand the full repayment of the tax credit.  (There may be some exceptions in cases of death or divorce)

Jacksonville NC - Soup In A Bowl!

It almost time for the annual Soup In a Bowl Fund Raiser sponsored by the Council for the Arts, Jacksonville, N. Soup in a bowl - Jacksonville NCC. 

If you are a military family who has recently relocated to Camp LeJeune Marine Base, New River Air Station or the Naval Hospital at Camp LeJeune in Jacksonville, N C; you may not be aware of the Soup in a Bowl event.

Anyone who has participated in the past will testify that this is an event you will want to mark your calendar for each year.

I challenge you to find a better bargain! 

A $10.00 donation will buy you a one of a kind collector's soup bowl designed by Ben Watford, renowned potter, and donated by him for the event. 

I urge you to buy your bowl in advance as they are snapped up quickly and the best ones go first.

On March 14th from 11 AM to 1 PM, those who have purchased bowls (in advance or on the day of the event) will be able to sample any and all of the donated soups.  You might want to go early - in past years, some run out!
